Area location:
- A plot located in an infill development area or a built-up area is crucial. The plot should be close to good transport connections and services. Everyday services include schools, health centers, clinics, and daycare centers.
Micro-location:
- Placement of buildings on the plot. We assess the optimal building layout already during the acquisition stage.
- Orientation. How the building would be positioned relative to compass directions affects light levels and heating/cooling needs across the seasons.
- Accessibility. We consider elevation differences to ensure barrier-free access and movement. This may involve careful planning of pathways.
- Views. The surrounding views and how they affect living comfort—such as natural landscapes, the sea, or architecturally pleasant neighboring houses.
- Noise level. The environmental noise level and its effect on livability. Micro-location can make a difference, for example regarding traffic noise. Technical building solutions and tree coverage can help mitigate noise even during project execution.
Neighborhood:
- The pleasantness of the surrounding area is an important factor. Neighborhood peace and comfort significantly affect living quality.
The perfect plot is a flat infill development site located in a pleasant area, with good transport connections and space for at least four homes with yards.
