Sell your plot to a financially stable develope​

We are actively looking for plots suitable for small house construction in Helsinki, Espoo, Vantaa and Kirkkonummi.

We are interested in plots located in central areas that offer good transport connections and are suitable for building small houses. The plot size can be up to 10,000 m². The plot can be in the form of a real estate property or a housing company share.

We will find out the following 7 things for you

We will check the zoning plan of the plot and determine how much building right (floor area) the plot has, as well as whether it is possible to utilize any additional building right.

It is important to understand that additional building right does not automatically mean sellable residential square meters. In the best case, it can be used, for example, for storage or other additional space, but its use is always decided case-by-case by the building authority.

The zoning plan shows the regulations that guide and restrict construction on the plot, such as the permitted number of floors, the maximum number of buildings, and possible requirements regarding exterior wall colors or materials.

The value of the plot is also essentially affected by how many housing units can be built on it.

The amount of building right is not the same as the number of sellable square meters.

Building right is expressed as floor area (kem²), while sellable area is usable floor space (hm²). Usable floor space means the actual living area — that is, the space inside the exterior walls. Floor area, on the other hand, covers the total building area up to the exterior surfaces of the outer walls.

The floor area is used to assess whether the planned building fits within the building rights of the plot. It is important to note that there is a significant difference between floor area and usable floor space: typically, the usable floor space corresponds to about 85% of the floor area.

For example, if a plot has 300 m² of building right, it can be estimated that a house with about 255 m² of sellable living area can be built on it.  

We will determine the size and property identifier of your plot.

We will find out whether your property for sale is in plot or estate form. A property in estate form must be converted into a plot before construction can take place. If the property is in estate form, an application must be submitted to the city to change it into a plot. Typically, the area of the plot decreases somewhat during this conversion process.

  1. Send us an email to document your referral
  2. The reward is paid to the first person who provides the referral, provided that the plot has not been publicly listed for sale and has not previously been offered to Olas.
  3. The reward is paid when the referral leads to a preliminary agreement or sale within 6 months.

Tax withholding will be applied according to your tax card, or alternatively, you can invoice the fee through your company.
