Plot characteristics:
- Topography and shape. Whether sloping or flat, these affect building design and construction.
- The zoning plan of the plot and the related regulations are important. In particular, the plot’s efficiency coefficient affects how much can be built on it and what kinds of building solutions it allows. The efficiency coefficient defines how much building right can be utilized on the plot in relation to its area.
Soil quality:
- Soil quality directly impacts the stability and durability of foundations and structures.
- Poor soil conditions can lead to extra costs and technical challenges, such as piling or soil stabilization.
- Soil quality also determines how much soil must be removed and how pipes and infrastructure should be placed to avoid structural damage.
Environmental factors :
- Zoning may include ecological criteria. In some cases, these relate to energy efficiency; in others, a certain percentage of trees must be preserved.
- Biodiversity is often protected, for example by considering endangered species. In the Helsinki metropolitan area, flying squirrels are a typical example.
- Groundwater levels can influence the elevation and height of buildings.
Cost factors :
- Price is a major factor, but other costs should also be considered, such as potential renovation or maintenance costs.
